The list focuses on the residential market because the residential segment dominates the market, with a projected market volume of US$657.60bn in the same year. It is anticipated that the market will experience an annual growth rate of 5.18% from 2024 to 2029 (CAGR 2024-2029), resulting in a market volume of US$944.10bn by 2029.
1. Karen
Karen is the most popular neighborhood in the high-end market. Karen is a vibrant residential neighborhood known for its big mansions, many trees, a tranquil atmosphere, and plush gardens this is due to the area’s minimum acreage requirement for all homeowners. Owning a home in this area would set you back between 1 and 5 million dollars depending on the location. Homes for rent are also not cheap with prices going up to $7,000 Per month. Karen is popular with politicians, foreigners, and celebrities.
2. Lavington
Lavington is the second most sought-after neighborhood in the high-end market. Lavington would have been higher on the list but some of the parts in Lavington have no restrictions against developing apartments which has led to overpopulation. 3. Runda
Runda is more popular with diplomats because of its proximity to the regional United Nations headquarters—luxury homes in Runda cost between 1m to 6m dollars. Runda is known for its greenery and riverfront homes.

The fourth most popular neighborhood has the most expensive real estate in the whole country with some of the houses hitting the market for over $7,700,000. Muthaiga is home to retired presidents, celebrities, and political leaders. Most areas in Muthaiga have minimum acreage requirements and therefore the population is small.
5. Kitisuru
Another neighborhood that is loved by diplomats and expatriates. It is a quiet neighborhood with beautiful gardens and many trees. Homes in Kitisuru are not as expensive as other neighborhoods on the list. Kitisuru is known for its landscapes and homes in these areas start from $600,000.

Even closer to the United Nation’s headquarters than any other neighborhood on the list is Gigiri. It is simply a beautiful neighborhood to live in and is most popular with diplomats. Homes in Gigiri are not cheap with prices starting from 1 million dollars. Homes here rarely hit the market.
